This strategy is our Forte, this is where we find a property for substantially below market value and refurbish the property to massively increase the value. This allows the investor to pull out 75% of the new market value (refinance) leaving a fraction of the initial investment in the property. The refinance mortgage is then paid by the rental income from the tenant, still with profit being made each month.

FLIPS

 This strategy is commonly used to make a large profit in short period of time, leaving no money in the investment once complete. Similarly to the BRR strategy, we source a run down property substantially below market value and refurbish it (this time to a higher standard) to get as much for the property as possible. Once the refurb is complete the house is put back up for sale at its new, increased end value. Investors looking for a quick in and out, large lump of cash prefer this strategy.

HMO RENOVATIONS

HMO, also known as housing multiple occupants is a strategy our selves and many other investors like to use. This strategy is good because it brings in higher cash flow than your average buy-to-let. This is because you charge a rent per room as opposed to charging a rent for the whole house. The property could either be an existing HMO potentially in need of a light refurbishment, or a family home which can be converted to a HMO by reconfiguring the property to a HMO standard. There is a lot more work that goes into a HMO conversion, however if done correctly the landlord can get a commercial valuation on the property which means they would be able to pull out (refinance) a lot more money than if it was valued as a typical family home.
